Booking Confirmation

Your booking is not final until a Broad and Eighth representative contacts you to confirm event details and collect a $250 security deposit, as outlined in these Terms and Conditions.

If the event is not confirmed, your payment will be refunded within 5–7 business days.

1. Return of Security Deposit

Upon Renter’s fulfillment of all obligations, Broad and Eighth shall return the security deposit, minus any deductions required for repairs due to damages caused by the Renter or any associated guests, vendors, or contractors during the rental period.

2. Liability

Renter assumes full responsibility for any physical damages, legal claims, or business losses incurred by Broad and Eighth due to the actions of the Renter or their guests.

3. Hold Harmless

Renter agrees to indemnify and hold harmless Broad and Eighth, its heirs, and assignees from all claims, including personal injury, death, or property damage arising from the event. The facility is accepted “as is” and all individuals entering do so at their own risk.

4. Vendors

Broad and Eighth may provide a list of recommended vendors for your convenience. This list is for reference only—we are not liable for contracts, payments, or services rendered by third-party vendors.

All vendor selections must be pre-approved. DJs must be approved by Broad and Eighth. Unapproved vendors may be denied access.

5. Insurance

The Renter must provide a Certificate of Insurance for $1,000,000 in public liability coverage, naming Broad and Eighth as an additional insured party. The Renter is responsible for any applicable deductibles.

6. Property Access

Access to the venue is granted only during the hours stated in the contract.

7. Noise Level Policy

Sound must comply with City of Newark noise regulations (max. 65 dB(A)). An on-site sound meter monitors volume. Repeated violations may result in volume reduction, early shutdown, or forfeiture of deposit.

8. Cleaning

All trash and belongings must be removed from the venue. Trash bags should be placed outside. Any leftover food must be removed. Failure to clean properly will result in a fine deducted from the deposit.

A mandatory professional cleaning fee is included in the rental cost.

9. Disputes

All legal disputes shall be governed by the laws of the State of New Jersey.

Facility General Rules

• The rental covers the venue only. All other services are the User’s responsibility.
• Submit a list of all vendors and their contact details 20 days prior to the event.
• No use of tacks, nails, glue, tape, or wire for decorations. Leave no damage.
• Comply with all laws regarding alcohol. No service to minors.
• Excessive alcohol use may result in closure of alcohol service or eviction.
• No candles, sparklers, open flames, or smoke machines.
• Smoking and vaping are strictly prohibited.
• Maximum venue capacity: 65 people.
• Damage to property will be deducted from the deposit.
• Late departures will incur a charge of $250 per hour.
• No cooking is allowed on the property.
• Broad and Eighth is not responsible for lost or damaged items.
• All rentals/equipment must be removed promptly after the event.
• No deliveries accepted on behalf of the Renter.
• Do not tamper with electrical panels or connect equipment directly.
• Exterior signs or markers must be pre-approved.
• A pre-event walkthrough is highly recommended.
